Approval in principle for erection of dwelling and garage, Knock-By-Wyllin, West Baldwin, Marown/Braddan. which was considered at a meeting held on the 30th August 1991, for the reasons set out on the attached schedule, numbered 1 to 4. Date of Issue: 17 September 1991.

a) the time for requesting an appeal in relation to any decision at review has expired; or b) any appeal has been completed.
Note 2: Rights of appeal against the decision of the Planning Committee are attached.
1 The site is not zoned for residential development nor within an existing village as recognised on the Development Plan, but is within an area of high landscape value and scenic significance and designated Woodland and the proposed development would thus be contrary to the policies contained within the Development Plan Order 1982, as defined in Circular 1/88.
2 The proposed development constitutes sporadic development and ribbon development alongside a public highway and is thereby contrary to the policies of Development Plan Order 1982.
3 The proposed development would inevitably result in a further loss of deemed registered trees to the detriment of public amenity in the locale.
4 An approval would create a precedent for similar unacceptable developments.
