The existing arrangement doesn’t match that seen in street imagery with the inclusion now of two additional driveway spaces. At some point in the recent past the driveway has been extended northwards to provide the additional spaces, but the kerbs have not been dropped. There is no planning permission for this work and this should be regularised with the description and proposal amended to be part retrospective for the creation of a further addition of hardstanding shown in orange, plus widening of the existing vehicular access dropped crossing of the footway. The dropped crossing of the footway will require a Section 109(A) Highway Agreement to be made post planning consent.
It is unclear what the use of the proposed hard standing will be. From the photograph provided there are two cars parked perpendicular to the road in the driveway spaces shown in blue. The addition of the orange proposed area suggests the applicant intends to park one car parallel to the road, which would make manoeuvres to access and egress awkward, especially if the other space was being used.
The applicant has provided suitable visibility of 2.4m by 25m to match the Manual for Manx Roads minimum requirement for a 20mph road.
The applicant has provided surface water drainage details to the rear of the driveway. There appears to be an inward fall from the driveway which would reduce the risk of surface water running onto the highway. The suitability of this arrangement will have to be agreed to by Highway Services Drainage Team.
Highway Services request the additional information of clarification of the use and layout of the proposed hardstanding area. Highways believe the creation and use of the additional hardstanding would make vehicular manoeuvres more difficult.
