Planning Statement
Thank you for giving me the opportunity to put forward my application to create a purpose built, energy efficient replacement dormer bungalow on the former Ballatiki site, adjacent to my home, Ballakinnag House, Shore Road, Ballaugh Cronk where I have lived for the past 13 years.
I am fortunate enough to live in the small hamlet of Ballaugh Cronk where I am a well-respected member of our small community and feel extremely privileged to call this my home. We have two sons 25 and 22 who up until very recently lived and worked in The UK after successfully completing University Degrees. Both of which went through their secondary education at Ramsey Grammar School.
In November 2019 I purchased the neighbouring property Ballatiki with the primary intention of coming up with a solution to house my collection of classic and sports motor cars and motor bikes. My application to build a garage/workshop to the rear of Ballakinnag House was approved under 20/00648B on September 29th 2020. The approval was granted on the proviso that “Condition 6” be met which was to mitigate against the fact the new access / driveway ran extremely close to Ballatiki – A concern I also shared being the owner of both properties. After several discussions with my architect, taking into account the condition of Ballatiki it was suggested that the best course of action would be to replace the existing dwelling with a new modern, highly insulated and energy efficient building that meets modern standards but repositioned centrally within Ballatiki’s curtilage and thus providing sufficient distance from the new proposed access/driveway and the two respective properties. I had two ideas both of which required the demolition of Ballatiki:
- (i) To replace Ballatiki with a Summer House / Garden Room.
- (ii) To replace Ballatiki with a replacement Dormer Bungalow.
My initial application for a summer house/garden room was submitted in June of 2021 along with the request to demolish Ballatiki was submitted under 21/0073/NTU and the demolition order approved. Work to demolish Ballatiki was then started in July and completed in September 2021. It was around this time that my older son informed me that due to the difficult time he had experienced over the last 18 months due to the Covid Pandemic and being away from his family with no support bubble, he had decided to return home and take a job locally. After looking for places to live we decided that the best course of action would be to build a replacement Dormer Bungalow on the Ballatiki site which could be his home for the foreseeable future and where myself and my wife could retire into in our old age. With the above in mind I withdrew the application for a Summer House / Garden Room on 23rd September as option (ii) is a better solution all round for myself and my family. I have discussed this option with my neighbours and both feel this would significantly enhance the plot as it stands and The Cronk as a whole.
