Proposed Apartment Development, St.Olaves, Jurby road, Ramsey
The site is bounded to the North by Jurby road, to the East by the St. Olaves complex, to the South by woodlands taking you down through to the river 'Sulby' and to the West by the existing residential area.
The site would typically be described as wasteland with a boundary of mostly unmanaged and neglected trees to the West with native tree woodland sloping down to the floodplains to the South.
Of concern are the boundary trees to the West which overhang causing obstruction to the proposed outer perimeter of the plot. Where these trees are growing close to the proposed outer walls they could be potentially hazardous to pedestrians, to the structure and any access for future building maintenance will be seriously restricted.
The enclosed tree, plant and maintenance schedules should be used in conjunction with the St.Olaves kitchen garden site layout plan number 05/085/w01. This will indicate how the proposed apartment development will benefit from an integrated scheme of soft and hard landscaping to enable the proposed dwellings to blend
sympathetically with the surrounding countryside to its optimum potential ie. existing woodland with integrated pathways through this to create natural points of interest which will be an important part of the unique atmosphere and overall quality of life which is offered by this apartment complex.

The carpark of the proposed development will have various shrub beds in order to soften and enhance the hardscaping. The following proposed shrubs range in habit from groundcover to compact low-growing and mid-height plants. There is a variety of leaf colour, shape and flower and all are evergreen therefore providing all year round interest.
Most plants will be 2 litre container grown, typically 20-45cm at the time of planting and with an average planting density of 2-3 plants per metre sq.
The growing medium of all beds is to be 87.5% imported topsoil, 12.5% Levingtons M2 multi-purpose mixed with hydrolica aqua retention granules. If required a 30-40mm layer of decorative chip could be applied to aid moisture retention, assist in weed control and prevent wind erosion.

Screen Hedging
For the proposed development a screen hedge will be planted around key areas of the carpark, the hedging will help to soften the hard standings as well as providing protection from air and sound pollution.
The following shrubs will be 2 Litre container grown, typically 20-45cm at the time of planting and to be planted at an average density of 3 plants per linear metre arranged in a double staggered fashion.

This area is to provide an attractive partition between the carpark and apartment buildings. It is to be a 3 Metre strip of softscape upon a 30 degree slope, the difference between levels being 1000-1500cm.
Most plants will be 2 litre container grown, typically 20-45cm at the time of planting and with an average planting density of 2-3 plants per metre sq.
Locally sourced boulders are also to be used to provide attractive aesthetic value and to help retain the soil on this sloped area. Hypericum 'Calycinum' Senecio 'Sunshine' Potentilla 'Abbott's Wood'

The purpose of this proposed bund is to create a definite barrier between the apartment buildings and the woodland slope, the slope will be accessed via a kissing gate located centrally in the bund at ground level. The bund will also serve as a safety feature so as to allow no accidental direct access to the woodland slope. This mound will be of approximately 1 metre width down its entire length which will run from the West to the East boundary walls of the site. The height of the bund will be the same as the width to coincide with the height of the proposed lopped woodland trees and is to be planted along the top, covering approximately 50% of the bund, to be planted at a density of 3 per metre square. The other 50% of the bund is to be stabilized with Maccfreii matting impregnated with creeping frescue and highland brown top bent grass seed. This grass and planting is to stabilize the bund and to harmonize with the surrounding area.

The proposed grass areas are to be laid with imported turf which has been treated with a systemic herbicide. All foreign matter and all aggregate above 25mm is to be removed and the level fetched to fine tilth. The ground is to be top dressed with recommended fertilizer and the turf laid to accordance and watered as necessary. Maintenance for a 12 month period to include grass mowing at a 20-30mm height with all cuttings and waste removed. The cutting season will run from February to November.

The trees on the Western boundary consist of a mixture of native trees:
It is proposed that the overhanging canopy of these are lopped to the edge of the boundary line.
It is proposed to remove the single Elm (marked on plan) as this tree poses a danger due to its 45 degree lean.
This area also consists of the native tree species catalogued above. It is proposed that a section of these trees located at the top of the slope are topped by 4 metres in order to create a manageable state for future maintenance programs and to encourage and sustain new growth.
The proposed development at St. Olaves will have a meandering path coming between the two apartment buildings from the steps at the carpark to the proposed gateway in the centre of the bund adjacent to the woodland area. For this path Tobermore tegula 'Old Town' Heather is proposed to be layed level with the grassed area.
In keeping with the area will be this proposed pathway coming down the woodland slope from the gateway in the bund. It is suggested that this path follows as closely as possible the original (just discernable) Victorian walkway. Materials for this path would be treated side timbers, steps, hand rail and path to be top dressed with crushed aggregate. The use of more natural materials is in order to allow this path to merge well with the established woodland area and to meander unobtrusively down to the floodplains.
