Ballakilley Cottage, Bride, Isle Of Man, IM7 4at
Permission was granted for alterations and a first floor extension over the garage at Ballakilley Cottage, Bride, Isle of Man, to provide additional living accommodation. The main planning consideration was that the proposal would result in a two-storey structure positioned directly adjacent to the highway and forward of the existing front elevation. However, the officer noted that Ballakilley Cottage is already a two-storey detached property on the western side of the Main Road, and that a number of other properties in the area are similarly two storeys near or on the highway. The design of the proposed extension and the alterations to the single-storey garage were found to be in keeping with the existing main dwelling. The application was decided by the Director of Planning and Building Control under delegated authority.
The application was approved on 6 February 2007. Although the extension would create a two-storey structure directly adjacent to the highway and forward of the existing front elevation, this was considered acceptable because several nearby properties, including Ballakilley Cottage itself, are already two storeys close to or on the highway. The design was also found to be in keeping with the existing dwelling. The formal decision record lists 3 conditions.

The extension hereby permitted shall only be used as residential accommodation ancillary to Ballakilley Cottage.
