In pursuance of powers granted under the above Act and Order the PLANNING COMMITTEE of the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:
Name: Mr B K Corlett Proposal: Approval in principle for the erection of 20 detached dwellings and 6 (affordable) semi detached dwellings at: Land Adjacent To Croit Ny Greiney Douglas Road Peel Isle Of Man
which was considered on 16 February 2007, for the reasons set out below.

Reasons For Refusal:
- The existing downstream surface-water disposal system in Peel currently floods during storm periods; the proposed development would be premature until such time as this system has been improved to the extent necessary to accommodate the additional flows arising from the proposed development.
Note: Downstream improvement works are currently being undertaken, and are scheduled for completion in June 2007; once these works have been completed and have been assessed during the winter period following completion, consideration will be given to further connections to the system.
NOTE 1. Since this application is for Approval in Principle only, consideration has not been given to the indicative layout; in any future application, the layout should be designed having particular regard to the appearance and character of the frontage to the main road.
This decision was made by the Planning Committee constituted in accordance with Article 3(1) of the Town and Country Planning (Development Procedure) Order 2005.
The decision contained in this notice does not become final until either;
- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
