10 April 2007 · Delegated
Part Of Field 612707, Barroose Road, Baldrine, Isle Of Man, IM4 6ap
This application sought approval in principle for a farm dwelling and garage on a roughly rectangular piece of land on the western side of Barroose Road, Baldrine, to the north of the Liverpool Arms Public House. The application was refused on 10 April 2007. The decision-maker found that the farm was not a full-time operation and that there was no agricultural justification for the current occupant of the existing farmhouse to remain on the farm, let alone for an additional dwelling to be built. The proposed dwelling's location was also noted as being removed from the main farm buildings, meaning it would offer limited practical benefit to the running of the farm. The site itself was described as boggy and in need of drainage before any development could take place.
The application was refused because the farm was not operating as a full-time venture and there was no demonstrated agricultural need for an additional dwelling. The proposed dwelling would also have been located away from the main farm buildings, limiting its practical use in running the farm.
