Sycamore Cottage, Field 121847, Ballaslig, Ballacorey Road, Andreas (06/01821/B) - Erection of a replacement cottage
After discussion the Planning Committee overturned the recommendation and approved the application, subject to the following conditions:-
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
This approval relates to the submitted documents and drawings 06 0071/1, 06 0071/2, 06 0071/3, 06 0071/4 and 06 0071/5 all received on 23rd October 2006.
The existing cottage must be demolished and removed from the site prior to the occupation of the new dwelling.
No development shall take place until full details of both hard and soft landscaping works have been submitted to and approved in writing by the Planning Authority.
The dwelling hereby permitted shall not be occupied until the car parking provision for that dwelling has been constructed or laid out, and made available for use of the occupants of and visitors to that dwelling.
Notes
For single connections to a water main (i.e. a single dwelling) the applicant should contact Isle of Man Water Authority Customer Services, telephone 695949.
The applicant is advised that there are Underground Cables/Overhead Lines present in the area indicated in the planning application. Please contact Anthony Kinrade or Ian Horsey, Operations and Maintenance Department, Network Services, Manx Electricity Authority, (Tel. 687705) to discuss working practices around Cables and Overhead Lines which may be required to be diverted before any work can be carried out on site.
The applicant is also advised to contact the Manx Electricity Authority for Electrical Site Safety 5 documents, (Tel. 687766), before any work is carried out on site. All work to be carried out with reference to Health and Safety Executive Guidance Notes HS(G)47 and GS6.
The Applicant is recommended to consult with the Fire Safety Department as the internal proposed layout is inherently unsafe due to the staircase discharging in to the lounge.
The residential curtilage should remain as is defined in the application.
