In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

which was considered on 15 December 2006, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to the submitted documents and drawings 06/75/01, 01617/1 and 01617/2 all received on 21st September 2006.
- The applicant is advised that under section 35 of the Land Drainage Act 1934, permission is required from the Department of Transport for any work carried out on any watercourses throughout the Island. It is strongly recommended that the applicant contact the Drainage Division before work commences on site to discuss the proposed work on the riverbanks.
- The applicant must ensure the appropriate pollution measures are in place to minimise the risk of sediment or siltation entering the watercourse, which may cause damage to the in stream fish habitat. Any disturbance to the river banks during construction works must be minimal and sufficiently re-instated once work is completed.
To protect the spawning and juvenile brown trout populations, there must be no in-river works between the months of October to June inclusive.
The applicant is advised to contact the Inland Fisheries Section for further advice and guidance before river works commence.
- A check must be made for the presence of Japanese Knotweed at and within 7m of the proposed works. If this plant is found, a plan for dealing with it should be agreed by the Planning Committee and the Department of Agriculture, Fisheries and Forestry before any works are undertaken on site.
NOTE Prior to the commencement of any works the applicant is advised to consult with the Fire Service with regard to the provision of the hydrants and access for the appliances.
This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005
This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

You should note that a copy of the Officer's report which led to the decision being made, along with any correspondence relative to the application, is available for inspection at the Department.
The proposed development must not be commenced until either;
- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later.
