Officer's Report
The Site
The site represents the domestic curtilage of an existing dwelling which sits on the eastern side of Malew Street to the north of The Crofts.
Planning Status
The site lies within an area designated as Predominantly Residential on the Castletown Local Plan adopted by Tynwald in 1990. On the emerging draft Castletown Area Plan the site lies within an area designated as Residential. The site is within the adopted Conservation Area.
Planning History
Planning permission has been sought and granted for the following developments:
- PA 00/1862 โ approval in principle for extension to dwelling
- PA 00/2033 - extension to rear of dwelling and
- PA 01/1484 - alterations, refurbishment and extension to dwelling.
The Proposal
Proposed here is the erection of a timber garden shed. This will be 6 feet 6 inches (2.01m) high and 5 (1.52m) feet by 7 feet (2.1m) with a pitched sheeted roof and located at the end of the garden furthest from the dwelling. The shed could ordinarily be built without permission under the provision of the pdo but as the property lies within the Conservation Area this is not possible in this case.
Assessment
The shed will be close to the boundary with the property to the rear - Paradise Field, but there is a high wall separating the two which will result in the shed not being visible from the neighbouring property. In any case the shed is domestic in size and appearance and unobjectionable.
Party Status
The Department of Transport Highways Division who do not oppose the application, are a statutory consultee and should be afforded party status in this instance.
