Officer's Report
The Site
The site represents part of an existing farm holding to the north of the Orrisdale Road, on the eastern side of the St. Mark's Road (A26). The complex includes agricultural buildings, holiday cottages and a farmhouse.
Planning Status
The site lies within and just on the edge of an area designated on the Isle of Man Planning Scheme (Development Plan) Order 1982 as an Area of High Landscape or Coastal Value and Scenic Significance.
Planning History
The following planning applications have been submitted in respect of this site:
- PA 99/2208 - erection of replacement agricultural building - permitted
- PA 02/1320 - conversion of redundant farm building into 3 tourist units - permitted
- PA 02/2425 - installation of white uPVC sliding sash windows and brown uPVC doors to approved tourist units - permitted
- PA 04/0968 - retrospective approval for the storage of cars - approved on appeal
PA 05/1392 - alteration from two storey cottage to single storey cottage to provide disabled persons' holiday accommodation - permitted
The Proposal
Now proposed is a single storey extension to the side of the farm house. This is to accommodate a dining room/kitchen. The internal floor level is slightly lower than that of the main farmhouse and the ridge level well below that of the main house. This will replace a small lean-to annex presently on the side of the property.
Also proposed is the installation of two rooflights in the rear catslide of the existing farmhouse and the installation of a soakaway between the house and the septic tank and the main road.
Assessment
The annex will be visible from the main road, being only 18m therefrom but of modest scale and proportions. The appearance of the extension is unobjectionable and as such I recommend approval.
Party Status
Malew Parish Commissioners is a statutory authority and as such should be afforded party status in this instance.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the extension of the dwelling, the installation of soakaway and installation of two rooflights as shown in drawings reference 1221-01 and -02 both received on 20th July, 2006.
