In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:
Name: The Design And Build Company Ltd Proposal: Approval in principle for the erection of three detached split level dwellings with associated garages at: Field 611664 - Land Between Kings Haven And Ballaquirk Lodge Ballaragh Road Laxey Isle Of Man
which was considered on 8 September 2006, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
- This approval relates to the site defined by the red line as shown on drawing no. HLK/06/0322/2 date stamped the 24th July 2006.
NOTE The applicant/developer is recommended to discuss the detail of any subsequent reserved matters planning application with the relevant
representatives of the Planning Authority and the Highway Authority prior to making any submission.
NOTE The applicant/developer is recommended to contact the Isle of Man Water Authority to discuss the provision or change of any water supply.
NOTE The applicant/developer is recommended to contact the Manx Electricity Authority to discuss the provision or change of any electrical supply.
This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005
This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

You should note that a copy of the Officer's report which led to the decision being made, along with any correspondence relative to the application, is available for inspection at the Department.
No development may be undertaken until such time as the relevant reserved matters have been approved by the Planning Authority.
