In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:
Name: Arragon Construction Ltd Proposal: Erection of a three storey dwelling with integral garage on vacant land, and demolition of existing garage, lean to and porch and replacement with a new porch and replacement windows to no 45, at: Land Adjacent To And 45 The Promenade Castletown Isle Of Man IM9 1BQ
which was considered on 13 November 2006, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This permission relates to the erection of a new dwelling together with the provision of car parking and access all as shown in drawings reference K077/P/10-01 and -02 both received on 26th May, 2006.
- The windows to be installed in the property must be as shown in the approved drawings and not replaced without the prior permission of the Planning Authority by way of a new planning permission.
NOTE For single connections to a water main (i.e. a single dwelling) the applicant should contact Isle of Man Water Authority Customer Services, telephone 695949.
NOTE The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005
This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

You should note that a copy of the Officer’s report which led to the decision being made, along with any correspondence relative to the application, is available for inspection at the Department.
The proposed development must not be commenced until either;
- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later.
