Site
The property Eastfield Mansion House Care Home, Eastfields, Douglas is part of a row of two storey terraced properties (large end terrace), which is located on the northern side of Eastfield, east of Westbourne Drive.
The property has been zoned under the Douglas Local Plan Order 1998 as being within a predominately residential use; the site is also within Woodbourne Road Conservation Area.
Proposal
Re-roofing of building with slate to replicate existing. Replace existing roof like for like; scallop titles to front elevations and rectangular at rear in a slate grey colour.
Representations
Douglas Corporation - No Objection.
Social Services Division have asked to be informed regarding any subsequent outcomes.
We have received no privately written representations objecting to the application.
Assessment / recommendation
As the property is within a Conservation Area, extra consideration must be taken to ensure the proposed roof slates / tiles will be appropriate and will be in keeping with the architecture of the property and that of the Conservation Area. The proposed roof slates would seem to do this, and will therefore enhance the appearance of the dwelling and that of the Conservation Area.
For these reasons the proposal would seem to be appropriate in these locations and therefore my recommendation is for an approval.
