Site
The property Inglewood Hotel, 26 Palace Terrace, Queens Promenade, Douglas, is part of a row of five storey terrace properties (mid terrace), located on the eastern side of Queens Promenade.
Land Use Zoning
The property has been zoned within the Douglas Local Plan Order 1998 as being within an area of mixed use / tourism, office and residential use. The property is also within the Douglas Promenades Conservation Area,
Proposal
The application proposes the installation of uPVC sliding sash windows to replace existing on front elevation and installation of four velux roof lights

Assessment / recommendation
The roof lights to the front elevation I had concerns with, as did the Conservation officer, regarding its size and design. I therefore wrote to the Applicant asking from the possibility of a Conservation Style Roof Light be install instead. We received a letter dated 18th July 2006, stating that this proposal would be acceptable, however one of the three roof lights indicated on the submission already exists, and therefore it will remain unchanged at this stage.
As the property is within a Conservation Area, extra consideration must be taken to ensure the proposals will be appropriate and will be in keeping with the architecture of the property and that of the Conservation Area. The proposed roof lights to the rear and front elevation and the uPVC sliding sash windows would all be in keeping with the Conservation Area.
For these reasons the proposal would seem to be appropriate in these locations and therefore my recommendation is for an approval. I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status: Douglas Corporation Highways Division

C 1.
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2.
This approval relates to the submitted documents and drawings 500/001 and 500/002 all received on 21st April 2006 and 18th July 2006.
C 3.
The two roof lights on the front elevation must be Conservation style measuring 0.78m wide and 1.4m long as confirmed in the letter from the agent dated 18th July 2006.
