Officer's Report
The Site
The site represents the domestic curtilage of an existing residential property which sits on the eastern side of Malew Street.
Planning Status
The site lies within an area designated as Predominantly Residential on the Castletown Local Plan which was adopted by Tynwald in 1991 and within the town's Conservation Area.
Planing History
Previously planning permission was granted for the replacement of the existing windows with sliding sashes (PA 02/0409).
The Proposal
Now proposed is the re-finishing of the existing roof with natural slates and the installation of two dormers and two rooflights with one Conservation type in the front elevation. This enables the attic space to be used as an additional bedroom and landing. The rear elevation is some distance from any
public viewpoint, with the new Paradise Court to the rear which does not enable public access around the rear of the building.
Whilst the Fire Prevention Officer expresses concern that a full set of floor plans has not been submitted to enable him to ascertain whether the means of escape is satisfactory, this is a matter for Building Regulations not planning.
Party Status
Fire Prevention Officer represents a statutory authority and as such should be afforded party status in this instance.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the alterations and extensions shown in drawing 5311/1 received on 24th April 2006.
C 3. The roof light in the front pitch must be a Conservation type rooflight as shown in the approved drawing.
N 1. The applicant is advised to consult the Fire Prevention Officer with respect to the means of escape from the new accommodation.
