Site
The property 151 Woodbourne Road, Douglas, is part of a row of two storey terrace properties (mid terrace), located on the north-western side of Woodbourne Road, southwest of the junction with Withington Road.
The property has been zoned within the Douglas Local Plan Order 1998 as being within a predominately residential use. The property is also within the Woodbourne Road Conservation Area.
Proposal
The application proposes the installation of two uPVC casement windows and a door to replace existing on rear elevation.

We have received no privately written representations objecting to the application.
Assessment / recommendation
As the property is within a Conservation Area, extra consideration must be taken to ensure the proposals will be appropriate and will be in keeping with the architecture of the property and that of the Conservation Area. The proposals are to the rear ground floor elevations and due to the boundary treatment of the site (2.5 metre high wall rear and sides) the proposed windows would not be seen from the street scene. They are not ideal replacements however due to their locations I do not believe the proposals would cause a significant adverse impacts to the visual appearance of the dwelling and that of the Conservation Area to warrant a refusal.
For these reasons the proposal would seem to be appropriate in these locations and therefore my recommendation is for an approval. I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status: Douglas Corporation
