The site Snugborough Trading Estate, Union Mills, is located along the northern side of Peel Road, southeast of Union Mills. The entrance to the Trading Estate is off Peel Road.
The application site is located within an area zoned as Predominately Industrial in the Braddan Local Plan.
The following application is considered to be relevant in the consideration of this application:
PA 06/00385 โ Erection of three advertising signs, Entrance to Snugborough Trading Estate, Union Mills, Isle of Man. Application refused 12th May 2006.
Braddan Commissioners have objected to the proposal as they consider adequate signage already exists at the site. In addition, they are concerned that the proposal would have a detrimental visual impact when viewed from the highway. The Department of Transport are opposed to the application on highway safety grounds. The MEA submit comments.
The application seeks approval for the erection of 4No. signs two to be located at the entrance to the site, one at the immediate entrance and a further sign to the east of the entrance.
This application for signage follows a recent application (PA 06/00385) which sought approval for the erection of three advertising signs at the entrance to Snugborough Trading Estate. This application was refused for the following reasons:
This application proposes the erection of 4No. signs, which would be erected in addition to the main advertising board at the entrance to the estate. Whilst it is accepted that the main, group signage is not overly prominent, it nevertheless provides identification and direction for persons visiting the estate.
It is considered that the addition of signage proposed in this application, would introduce unwarranted clutter in this location to the detriment of visual amenity. In addition, it is considered that the location of signage directly adjacent to the entrance to the site would lead to the distraction of motorist using the adjacent A1, contrary to the interest of road safety.
It is noted that signage exists on site that does not have the benefit of planning approval. A separate report has been prepared for consideration by the Chairman of the Planning Committee with regard to the instigation of enforcement proceedings to secure their removal.
It is considered that all parties who made representations to the planning application comply with the requirements of Planning Circular 1/06 โ Determination of Interested Party Status.

R 1.
The erection of signage at the junction of the estate with the A1, would lead to the distraction of drivers on the adjacent highway, contrary to the interest of road safety.
R 2.
The proposed signage would have a detrimental visual impact when viewed from the adjacent Highways and would establish a precedent for further applications from traders within the estate.
