In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

which was considered on 7 July 2006, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to drawing no.s HLK/06/0124/1, HLK/06/0124/2, HLK/06/0124/3 and HLK/06/0124/4 date stamped the 28th April 2006.
- The roof(s) must be finished in natural slate or a high quality imitation slate.
- Prior to the commencement of development the turning facility and parking area approved under planning application 03/00639/B must be constructed and be capable of use.
- Prior to the occupation of the dwelling the access arrangements must be set out in accordance with drawing no. HLK/06/0124/3 to provide minimum visibility splays of 2 metres by 23 metres.
NOTE The applicant/developer is recommended to consult the Isle of Man Fire and Rescue Service with regards to the provision of appropriate fire precaution measures.
NOTE For single connections to a water main (i.e. a single dwelling) the applicant should contact Isle of Man Water Authority Customer Services, telephone 695949.
NOTE The applicant/developer is recommended to consult the Isle of Man Electricity Authority to discuss the provision of a electricity supply.
This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005
This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

You should note that a copy of the Officer's report which led to the decision being made, along with any correspondence relative to the application, is available for inspection at the Department.
The proposed development must not be commenced until either;
- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later.
