The Site
The site represents the domestic curtilage of an existing residential property which sits within a cul de sac of Farrant's Park in Castletown. The property is a semi-detached bungalow with attached single storey garage.
Planning Status And Relevant Policies
The site lies within an area of Residential use on the Castletown Local Plan adopted by Tynwald in 1991.
Planning History
The following planning applications have been submitted in respect of this site:
PA 85/0880 construction of external chimney stack - permitted
PA 98/1141 - erection of conservatory - permitted
The Proposal
Now proposed is retrospective permission for the conversion of the garage to living accommodation in the form of a store at the front with breakfast and utility behind and a small porch at the rear. The garage door is retained and internal walling erected within the former internal space.
Assessment
The proposal removes parking space. However there are still parking facilities for up to four vehicles on the driveway. As such I see no adverse impact from the proposed development.
Party Status
Fire Prevention Officer, Department of Transport is a statutory authority and as such should be afforded party status in this case.
