Site
The application site is set to the west of the Bollyn Road. To west and south of the application site are agricultural fields and to the north of the application site is an access lane.
The application site is located within an Area of High Landscape or Coastal Value and Scenic Significance.
Proposed Development
The application is seeking approval for deviations to buildings approved under PA 05/00091 together with the construction of a potting shed (3m x 2.45m) and small store (2.5m x 1.6m).

Representations
The Highways Division of the Department of Transport do not oppose the application and Ballaugh Commissioners advise of no objection to the application.
The landowner of Broughjaig Beg advise that they have no objections to stables on the site being used for equestrian and agricultural purposes, but would object to the use as a workshop/garage.
The Society for the Preservation of the Manx Countryside and Environment advise of no objection.
Assessment
In 2005, an application was submitted and approved for the erection of two timber buildings; one of the buildings was to form a four bay stable block and the other a building for chickens and general storage.
It was considered at that time that the buildings, which could only be accommodated in a rural context, were relatively modest in scale and form and that the impact on the countryside would be quite limited.
This application seeks approval alter and extend the existing buildings, and construct two small shed for storage purposes and for use as a potting shed.
The two previously approved buildings are described as a stable block and stable block, hay barn and tack room. Whilst the two storage buildings now proposed have the appearance of domestic garden sheds, given the previous buildings proposed, it is not considered that their location adjacent to the existing stable building detracts from the appearance of the site within the countryside. As such, subject to conditions in relation to use, the proposal is considered to be acceptable.
Recommendation
It is recommended that the application be approved.
