In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:

which was considered on 23 November 2006, for the reasons set out below.

Reasons For Refusal:
- It is not accepted that there is sufficient justification for the removal of the chimney which would be detrimental to the character of the building which is considered to be of Registerable quality. The removal of the chimney stack and the resulting change in appearance would also be detrimental to the character and appearance of the Conservation Area in which the building sits.
NOTE 1. Whilst there is no objection to the principle of the re-roofing of the existing building, where this would re-use the existing slates, particularly bearing in mind the diminishing course pattern of slates used on the roof in the past, there is no information on the existing rooflights and vent which are present within the roof and whose future in any re-slating exercise, is not clear. Any future application for re-roofing should make it clear what is to happen to these features, which should be retained.
This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005
The decision contained in this notice does not become final until either;
- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
