Officer's Report
This application is amendment to a previously approved scheme (04/02276/B). The previous application sought planning permission for alterations and extensions to provide additional living accommodation. It was understood that the proposed additional living accommodation will constitute 'granny flat' accommodation for the applicant's mother.
This application removes the proposed garage and games room from the scheme and thus reducing the scale and projection of the proposed extensions. I consider this proposal to be an improvement on the previous permission and allows for a more balanced development within the countryside. The rest of the proposed extensions to the dwelling are effectively the same as approved apart from the re-arrangement of the internal space by incorporating the garage into another part of the proposal.
DoT do no oppose the application subject to a conditiono requiring a roller garage door or equivalent are used to facilitate additional parking on the driveway. The plans shown an up and over garage door. I consider the proposal accords with the wishes of the DoT and I consider the proposed condition to be unnecessary.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the alterations and extensions to provide additional living accommodation as shown in drawing numbers WL04/912/1, WL/04/912/2A, WL/04/912/3A and location plan date stamped 27th March 2006.
C 3. No facing and roofing materials shall be used other than materials similar to those used on the existing building except the front porch which must be clad in traditionally laid stone prior to completion.
Note: Split stone on a backing render is not acceptable as an external finish
N. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
