In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:
Name: Mr R Ripamonti Proposal: Part demolition of existing stable and erection of an attached single storey guest accommodation extension at: Lower Ballakelly Top Road Crosby Isle Of Man IM4 4HN
which was considered on 23 May 2006, for the reasons set out below.
Date of Issue: June, 2006
Murray House Mount Havelock Douglas

Reasons For Refusal:
- The proposed guest accommodation is considered, given its design and location separate from the main dwelling house, to be tantamount to the creation of a new dwelling in the countryside. Such a new dwelling, being located some distance from the nearest settlement, would represent sporadic and unsustainable development and be contrary to the provisions of the 1982 Development Plan Area and Circular 1/88 - Residential Development - Houses in the Countryside.
This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005
