Site
The dwelling 1 Victoria Place is part of a row of two storey terraced properties (end terrace) which is located on a corner plot with Victoria Place and Victoria Road. The property has been zoned under the Douglas Local Plan Order as being within a predominately residential area; the property is not within a Conservation Area.
Proposal
The application proposes the installation of uPVC top opening casement windows to replace the existing timber casement windows to front and gable elevations.
Representations
The Isle of Man Victorian Society have written in stating the following:-
This Victorian property occupies a prominent site at the junction of Victoria Road and Victoria Place. It was quite obvious that the present windows are incongruous and here is an opportunity to rectify the situation.
We have to say however that the statement on the application form "all existing timber windows to be replaced in white uPVC" doesn't actually say which windows are to be replaced. The photograph is taken from too far away to establish which are timber and which aren't.
Given the location of this property and its proximity to the Registered properties in Victoria Terrace we would ask that the windows to be replaced should be of the sliding sash variety.
We have received no written representations objecting to the application.
Assessment / Recommendation
The property is not within a Conservation Area and although sliding sash design windows would look more appropriate than the proposed uPVC casement windows. I believe due to its location outside a Conservation Area the proposal would seem to be adequate and would be unfair to warrant a refusal due to this (which would be against the guidelines)
For these reasons the proposals would seem appropriate in these locations and therefore my recommendation is for an approval.
The Isle of Man Victorian Society does not have sufficient interest to be accorded party status.
