Officer's Report
THE APPLICATION SITE AND PROPOSED DEVELOPMENT
The application site comprises of a parcel of land located adjacent to the Old Castletown Road in Port Soderick, Braddan.
The proposed development comprises of a reduction in the width of a sun lounge, the insertion of additional gable windows and the removal of a chimney breast, which effectively represents an amendment to an extant approval for the erection of a dwelling on the application site.
PLANNING HISTORY
The application site has been the subject of two previous planning applications that I consider to be relevant to the assessment of this current planning application.
Approval in principle for the erection of a dwelling was granted through the approval of PA 05/00244/A on the 27th May 2005. A reserved matters planning application for a dwelling was subsequently approved through PA 05/01897/REM on the 14th December 2005. The current planning application basically seeks approval for amendments to this dwelling.
Representations
Braddan Parish Commissioners recommend that the planning application be approved.
The Isle of Man Fire and Rescue Service make no comment on the merits of the proposed development but recommend the installation of smoke detectors.
Planning Policy
The application site is within an area of potential residential development under the Braddan Parish District Plan, hence the previous approvals. There are no policies within the plan that I consider to be relevant to the assessment of this current planning application.
Assessment
Having looked at the proposed development and compared it to the approval that is extant through 05/01897/REM I am satisfied that the differences are minor and do not adversely affect public or private amenity.
I recommend that the planning application be approved.
Party Status
I consider that all parties that made representations to the planning application meet the criteria of Government Circular 1/06 and should be afforded interested party status.

C 1.
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to drawing no.s 469/008 rev. A, 469/009 rev. A and 469/011 rev. A date stamped the 3rd January 2006.
C 3. Prior to the commencement of the construction of the dwelling the vehicular access must be set out in accordance with the approved drawings.
N 1. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
