Description Of Application Site
- The application site is a two storey residential property off Staarvey Road
- The site is set within the open countryside surrounded by fields.
- The Staarvey Road is set to the south east of the application site
Proposal
- The proposal to remove the existing lean-to extension and to erect a two storey side extension.
- The extension will project 3.85m to the side of the property and will be 7.8m in length.
- The height of the extension will be 6.8m to the ridge
- Facing and roofing materials to match.

- Representations have been received from SPMCE. They are as follows:
- The extensions now proposed are relatively minor and there is a trade off in getting rid of a flat roofer building. Does para 4 of Circular 3/89 apply, as this farm was completely derelict when 94/0807 was being considered? The society has no strong feelings
Issues
- No neighbouring properties nearby. Therefore, the application will not impact on any residential amenities.
- The only consideration is the impact of the application on the visual amenities of the locality.
- In respect of the impact on the visual amenities of the area, the proposed extension is a modest two storey extension that will blend in with the existing building. Any views of the extension will be from the Staarvey Road. The application site is set below the Staarvey Road. The existing slope of the landscape from the Staarvey Road to the building will obscure most of the ground floor of the extension. The first floor of the extension will be the most visible part from the public highway but in the context of what is already visible from the road I do not feel the proposal will impact on the visual amenities of the locality.
Conclusion
I therefore recommend that permission be granted subject to condition attached in the schedule.
