The Application Site And Proposed Development
The application site comprises of a parcel of land contained within a group of farm buildings that make up Renscault Farm, which is located in the East Baldwin area of Braddan.
The proposed development comprises of the erection of an agricultural building, which will replace an existing agricultural building.
Planning History
There have been no previous planning applications that I consider to be specifically relevant to the assessment of this current planning application.
Representations
Braddan Parish Commissioners recommend that the planning application be approved.
Planning Policy
The application site is located within the area covered by the Braddan Parish District Plan. There are no polices within the written statement, that accompanies the plan, which I consider to be specifically relevant to the assessment of the planning application.
Assessment
The application site currently contains an existing agricultural building, which despite being a relatively poor state of repair is in current use. The proposed agricultural building is slightly smaller than the existing agricultural building.
Given that the application site is well related to the existing farm group, which contains the farmhouse and a variety of agricultural buildings, and there is an established agricultural use I consider the proposed development to be acceptable. I consider the proposed natural grey colour to be acceptable. I recommend that the planning application be approved subject to conditions restricting its use to agricultural.
Party Status
I consider that all parties that made representations to the planning application meet the criteria of Government Circular 1/06 and should be afforded interested party status.

C 2. This approval relates to drawing no.s NRHSP030106 and 3192-01 date stamped the 10th January 2006.
