THE APPLICATION SITE AND PROPOSED DEVELOPMENT
The application site comprises of a semi-detached dwelling that is located on Birchleigh Close, which is within the established residential part of Onchan.
The proposed development comprises of the extension of an existing dormer window on the rear roof slope of the dwelling.
PLANNING HISTORY
The application site has not been the subject of any previous planning applications that I consider to be specifically relevant to the assessment of this current planning application. The adjoining property was granted approval for the extension of their rear dormer, which is effectively an identical development to that proposed by the current planning application, in 2001 through the approval of planning application 01/00217/B.
REPRESENTATIONS Onchan District Commissioners recommended that the planning application be approved. PLANNING POLICY
The application site is within an area recognised as being in predominantly residential use under the Onchan Local Plan. Thwere are no planning policies that I consider to be specifically relevant to the assessment of the planning application.
Assessment
Given that the application seeks approval for something that is basically identical to something previously approved on the adjoining property I would suggest that it is inevitable to conclude that the proposal is acceptable. As the extension is relatively modest and located on the rear of the dwelling I am content that the impact on public and private amenity is suitably limited. I recommend that the planning application be approved.
Party Status
I consider that all parties that made representations to the planning application meet the criteria of Government Circular 1/06 and should be afforded interested party status.
