In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

which was considered on 21 April 2006, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This permission relates to the conversion of the outbuilding to residential accommodation together with provision for landscaping and access all as shown in drawings reference 1.1474.P01, -P02, -P03, -P04, -P05 and -P06 all received on 26th January, 2006.
- This approval relates to the conversion of the existing fabric and does not grant any permission for new or replacement fabric other than that specifically shown in the approved plans. The applicant must ensure that during building works the existing structure is supported and maintained as described in the letter from McGarrigle & Jackson dated 11th April, 2006.
- All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the dwellings, whichever is the sooner. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.
- No other works shall commence on site until the estate road junctions including the one way system and visibility splays have been set out and established to the satisfaction of the Planning Authority after consultation with the Department of Transport.
- All windows must be framed in timber and installed as shown in the approved plans and retained as such unless otherwise approved by the Planning Authority.
NOTE For water connections that comprise more than a single connection to a water main or service, or where new water mains and hydrants will be required, the applicant should contact the Isle of Man Water Authority Planning and Projects Section, telephone 695958.
NOTE The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005
This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

You should note that a copy of the Officer’s report which led to the decision being made, along with any correspondence relative to the application, is available for inspection at the Department.
The proposed development must not be commenced until either;
- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later.
