Ballakilley Farm Planning Statement
Conversion of Existing Farm Buildings to form 3 Self-Contained Units Ballakilley Farm Church Road Port St Mary IM9 5LW
Job No.: 1.1474
Planning Statement
23rd January 2006
An Application in Principle No. 01/011987/A was submitted on 13 December 2001 and subsequently approved by the Committee on 18 February 2002.
An approval in detail No. 04/00669/B was approved on 9 August 2004. This application included alterations to the existing cottage.
Our clients now wish to proceed with the development, but also wish to slightly change the emphasis of the design from a collection of cottages to more of a barn feel which is entirely consistent with the last use of the buildings. They do not want to raise the roofline as previously approved, but retain the form and style of the existing roof and overall massing. A meeting was held with the Planning Officer, Miss S Corlett and Miss D Brown on 19 May 2005. The initial requirement that new extensions should be restricted as far as possible has been observed.
Our client wishes to carry out the development in phases and therefore this present application is for 2 of the 3 units, Unit 2 having being reduced. It is the intention to ultimately complete 3no. units and carry out the alteration work to the existing cottage as originally intended. It is also the intention to apply separately for the remaining conversion, the form of which is shown on this application.

A meeting was held with Mr D Sewell of the Department of Transport on 14 December 2005 to discuss the entry from the public highway and the minutes are enclosed. It is intended that an 'in and out' arrangement is adopted and differs therefore from the original approval, but it is felt that the major disruption originally proposed can be avoided, whilst still maintaining reasonable sight lines. Mr Sewell's suggestions regarding lowering of walls and reforming their curve having been included on the proposals.
Some of the trees originally shown for removal have been cleared as part of the overall tree management. All other trees originally designated to be removed or remain are as originally approved.
