In pursuance of his powers under the above Act and Order, the MINISTER for Local Government and the Environment, following report by the appointed person, does hereby APPROVE the application by Mr David Bellis for the approval in principle for the erection of a dwelling on land at end of Switzerland Road, Douglas, subject to compliance with the following conditions:-
- This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
- Subject to the other conditions of this notice, this approval relates to the submitted documents and drawings 0068/100, 0068/101, 0068/102, 0068/103, and 0068/104, all received on 24th January 2006.
- Parking arrangements on the site must comply with the provisions of Manx Roads 1. The garage must be set back from the edge of the road to ensure pedestrian visibility sprays of 2.1 metres by 2.1 metres are provided.
NOTE: the parking arrangements on Little Switzerland Road have recently been rationalised to improve access along this narrow lane.
- This approval is based on option D set out in the Ove Arup report accompanying the application, and the submitted details of the development should
(a) be generally in conformity with this option; and (b) be so designed as to minimise any reduction in the privacy of the residents of Century Court.
Notes
It is recommended that there should be consultation with the IOM Water Authority and the Drainage Services Manager of the Douglas Corporation.
