The Application Site And Proposal
The application site comprises of a parcel of land, which is located on the junction of Claughbane Drive and Fairway Drive in Ramsey.
The proposal comprises of the erection of signage on the application site.
Planning History
The application site has been the subject of a number of previous planning applications that has resulted in approval for the erection of two apartment blocks on the application site. The apartment blocks are currently under construction. An application for compound parking was recently approved through PA 05/92338/B, although this decision may yet be taken to appeal.
Representations
Ramsey Town Commissioners have no objection to the planning application, subject to any approval being time limited and the signage not adversely affecting visibility.
The Department of Transport Highways Division advised that they consider there to be no adverse traffic impacts arising from the proposal.
Planning Policy
The application site is within the area covered by the Ramsey Local Plan. Under this plan the application is within an area recognised as being in predominantly residential use, there are site specific designations.
There are no policies within the Ramsey Local Plan that I consider to be specifically relevant to the assessment of the application.
Assessment
I would suggest that signage is only to be reasonably expected in association with larger scale residential development. In this instance I consider the signage to be acceptable, subject to a condition relating to time. I recommend that the planning application be approved.
Party Status
I consider that all parties that made representations to the planning application meet the criteria of Government Circular 1/06 and should be afforded interested party status.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the erection of signage as shown within drawing no.s 441 and 502 rev. A date stamped the 13th December 2005.
C 3.
Within three months of the completion of the construction of the associated apartment blocks the development and the signage must be taken down and be removed in its entirety from the application site.
