In pursuance of powers granted under the above Act and Order the PLANNING COMMITTEE of the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:
Name: Mrs Marlene M Hendy Proposal: Approval in principle for the erection of a pair of semi detached houses with on site garaging and parking at: Garden 4 Summerland Ramsey Isle Of Man IM8 2EF
which was considered on 22 June 2006, for the reasons set out below.

Reasons For Refusal:
- The development proposed by the planning application is unacceptable by reason that the erection of two dwellings on the application site would:
a) constitute an over intensive form of development; b) result in dwellings that each have an insufficient level of private amenity space associated to them; c) prohibit the formation of a turning feature within the curtilage of each property that allows a motor vehicle to enter and exit in a forward gear; and d) result in dwellings being orientated in a manner that unduly affects the potential development of adjoining land.
This decision was made by the Planning Committee constituted in accordance with Article 3(1) of the Town and Country Planning (Development Procedure) Order 2005.
The decision contained in this notice does not become final until either;
- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
