SCHEDULE OF CONDITIONS

- The development hereby permitted shall be commenced before the expiration of four years from the date of this notice.
- The building may be used only as a private residence.
- The proposed development must be connected to the main foul sewer. There must be no discharge of surface water to the main foul sewer.
NOTE: It should be noted that it is a legal requirement that the Department of Transport be advised in advance of all proposed connections to the public sewer(s).
NOTE: A Drainage Connection Fee will be payable to the Department of Transport.
- All new planting of trees must involve deciduous trees only.
- All services including electricity and telephone where installed must be laid underground.
- Prior to the commencement of works on house construction, adequate provision must be made for the temporary off road parking of vehicles to be associated with the works on site.
- No planting or building may take place within two metres of the public sewer which runs across the site and such must be adequately protected prior to the commencement of works on site.
NOTE: This decision was made by the Director of Planning in accordance with powers delegated to him under Paragraph 2 (6)(b) of the Isle of Man Planning Scheme (Development Plan) Order 1982.
