In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:
Name: Mr J D C Bridson Proposal: Approval in principle for the demolition of existing cottage and outbuildings and the erection of a four bed detached dwelling with garaging at: Sunnyside The Lhen Andreas Isle Of Man IM7 3EH
which was considered on 9 December 2005, for the reasons set out below.

Reasons For Refusal:
- The proposed demolition of a dwellinghouse would be contrary to Planning Circular 1/88 and Housing Policy 12 of the emerging Isle of Man Strategic Plan in that:
i) the proposal will result in the loss of a traditional property from the countryside; and ii) the Planning Committee considers no justification has been submitted to support the demolition of the dwelling. Furthermore, the Planning Committee
considers the demolition of the existing dwelling to be unnecessary and unwarranted.
- The application does not demonstrate that a satisfactory means of access with the appropriate visibility splays can be provided and therefore it would be premature to consider this proposal in the interests of highway safety.
- This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
