The Mount Karrin Estate
The Mount Karrin lands and their surrounding environ have been witness to mans evolution on the Island for thousands of years. The surrounding land is dotted with the remains of ancient homesteads. Killabregga, Earykellue and Ballskella (1) are significant examples.
"The more substantial tholtans still to be found are the remains of larger farmsteads of thirty acres or more...Many of these old farms can be found on the higher slopes around the Sulby Valley and came into existence during medieval times when the climate was somewhat warmer than today" (2)
The exodus of young people to Colonies and N. America during late 1800's resulted in the decline and eventual abandonment of these quarterland farms.

Uniquely visitors will be able to enjoy utilising the Mount Karrin Estate lands, which extend to 400 acres. The land contains some of the most spectacular views on the Island. With a mixture of rock outcrops, moor land, blanket bog and pasture intersected by streams. A river bounds the Estate to the west and a delightful waterfall the south. On a clear day visitors will enjoy views across The Ayres to England and Scotland.
The Mount Karrin Estate boasts ancient monuments (Tumulus (4) and Steam (5)) and sod field boundaries evidencing human habitation dating back thousands of years.
Wildlife, native flowers and fauna are present in abundance.
It would be the intention of the owner to maintain the lands for traditional upland sheep grazing while protecting natural habits. To this end the owner has licensed land to a local sheep farmer at a reduced rent so as to assist the farmer make a success of her enterprise.
The owner at a later stage would wish to restore the Steam (No 2 Appendix B) for use as a picnic area or resting place for walkers. This restoration would be undertaken in consultation with appropriate bodies. Areas of unobtrusive seating using natural local materials would be placed in strategic locations on the lands. These areas would be sited so as to maximise the views visitors will experience.
Visitors would be able to avail of the excellent rambling and walking trails throughout Sulby Valley and Tholt-e-Will Glen. Licensed fishing is also available at the Sulby reservoir. A short distance away by car is beaches, the Raad Ny Foillan, the Curragh Wildlife Park and Bishopscourt. The proposed development is central to virtually all Island amenities.

In the future it would be hoped to offer value added services including guided walking tours, bird watching hides, hill cycling and walking trails and occasional clay pigeon shoots.
The Estate also owns a small parcel of land beside the Sulby River. Subject to planning approval it is proposed a picnic area would be laid out on this land.
The proposed development would lend itself to use as an outward-bound centre and for wine, art and book club excursions. Commercial entities could also use the cottages and lands for team building courses.
A manager will live on site and be responsible for the maintenance of the holiday cottages and estate. He/she will be responsible for ensuring safety around the estate. In addition the manager will provide a greeting service and advice to customers on things to do and places to visit.
There would be at least one full time housekeeper employed to ensure the units are meticulously maintained. While the units are to be self-catering a housekeeper service would be available on a daily basis where requested. There will also be full and part time grounds keepers.
All services will be operated under an established set of standard operating protocol to ensure the highest quality and experience for the visitor.
Local services would benefit from having visitors purchase shopping and crafts in the area. Dining out would certainly occur and would benefit the local pub and restaurant trades. It would be the intention of the owner to work with local services in providing opportunities for them to promote their product and services to Mount Karrin visitors.
Island tourism revenue for 2003 was £102m.
Martin Caldwell owns the developer Mount Karrin Estate Limited. He is a Solicitor by profession. Mr Caldwell has been involved in a range of businesses over the last 25 years. These businesses include catering and leisure facilities, property and software development and healthcare R&D.
He has been resident on the Island since 2001.
The level of investment (exclusive of land costs) required to develop the site and lands will be in excess of £1,000,000.
The owner intends making an application for some funding support to the Department of Tourism and Leisure under the Tourism Development Fund Scheme 2000 (as amended).
It is estimated in their first full year of operation the cottages would attract 530 visitors representing a 30% annualised occupation rate.
During years two and three visitor numbers are estimated at 707 & 795 representing 40% & 45% annualised occupancy respectively.
