Officer's Report
The site represents the curtilage of an existing cottage which sits on the northern side of Queen Street, within the Conservation Area. The property presently has single pane windows which it is proposed to replace with identical windows of a tilt and turn pattern. Sliding sash windows would be preferably and would enhance the property as is required in the PPS 1/01.
The applicant has indicated that he does not wish to install sliding sash and wishes to install windows which replicate the existing. It could be argued that these would not preserve the appearance and/or character of the property as is required as the frame is now plastic. However the property has a tiled roof and modern rooflights. If there were sliding sash windows installed at present there may be a
case for refusing permission. However they are single pane windows in the random array often found in barns rather than the regular arrangement in cottages elsewhere in the streetscene.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the replacement of the existing windows as shown in the submitted drawings and photograph all received on 12th October, 2005.
