Officer's Report
The application proposes amendments to previously approved dwelling (03/01688/B) to form a triple garage at 8B Lucerne Court, Douglas, which will be a large detached property within a recently built residential cul-de-sac.
The Planning Approval gave permission for the house, the attached double garage with living accommodation above with two pitched roof dormers to the front and rear elevation of the garage roof. The applicant now wants to increase the width of the extension from 7.7 metre (double garage) to 10.56 metres (triple garage) and to add a third pitched roof to the front elevation (total of 3 dormers).
The Douglas Corporation and the Department of Transport have both considered the application and have no objection. We have received no privately written representations objecting to the proposal.
The proposal would seem appropriate in this location and will not have a detrimental affect upon the property or that of the street scene as the newly built properties in the area have different designs, sizes and styles and therefore the alterations to the garage are acceptable. My recommendation is for an approval.
