The site is defined as a parcel of land between the former Glencrutchery Mansion House and Cronk Drean. Part of "Hillberry Green". The application seeks approval in principle for the erection of a dwelling. There is an indicative block plan. Previous application โ PA01/02436: Approval in principle for a dwelling. Approved 5th April 2002. Note conditions (2) and (3). No pertinent change of circumstances since 2002.

C 1. This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
C 2. The application for Reserved Matters must be accompanied by an accurate survey of all the trees on or overhanging the site, together with proposals for protecting the trees during construction works; all building and engineering operations (including the construction of service trenches, access(es), and paving) must be so sited as to avoid damage to the branch and root systems of the trees.
C 3. There must be within the site parking space for a minimum of three cars, and a turning feature to enable cars and a turning feature to enable cars to emerge from the site in forward gear; the proposed access must have sight lines of 2.0m x 18m; the Highway Authority should be consulted hereon.
C 4. Subject to the above conditions, this approval relates to the submitted drawings numbered 13/01 and 13/02, date-stamped 31st October 2005.
N 1. The applicant is advised to consult the Water Authority with regard to the Water Supply Byelaws.
