In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:
Name: Mrs A Radcliffe Proposal: Approval in principle to demolish existing house and develop site for two dwellings with garages (Re submission to PA 04/00210) at: Ballaradcliffe House Kiondroghad Road Andreas Isle Of Man IM7 3EL
which was considered on 10 February 2006, for the reasons set out below.

Reasons For Refusal:
- The proposed demolition of existing dwellinghouse would be contrary to Planning Circular 1/88 and Housing Policy 12 of the emerging Isle of Man Strategic Plan in that:
i) the proposal will result in the loss of a potentially registerable building from the landscape which is considered worthy of retention because of its architectural interest and landmark quality; and
ii) the Planning Committee considers no justification has been submitted to support the demolition of the dwelling. Furthermore, the Planning Committee considers the demolition of the existing dwelling to be unnecessary and unwarranted.
- This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
