In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:

which was considered on 2 December 2005, for the reasons set out below.

Reasons For Refusal:
- The proposed dwelling would change significantly the size, height and massing of the dwelling on the site, a site which has single storey properties all about it. As such, the new dwelling will be out of keeping in relation to those properties closest to it and would result in a perception of overlooking, if not actual overlooking of those single storey properties alongside.
- This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
