Officer's Report
The site is defined as the western-most part of the Inner Harbour in Douglas.
Proposed is the provision of a further 41 pontoon berths and associated works.
The pontoons would be of the same construction as Phase 1.
The principle issue is the design/materials of the entrance canopy, and the treatment of the ramps/plinth associated therewith.

The entrance canopy is of similar form and materials to that in Phase 1 i.e. basic, but such as to make little visual impact.
The plinth should be faced so as to fit in the North Quay scheme.
The correspondence in relation to parking is self explanatory. The Department of Transport has sufficient control over sufficient parking spaces which are close to the site.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. The sides and top surface of the plinth must be finished in materials to match those approved in response to condition (3) of the approval granted in response to PA02/1904: Reclamation of harbour area to form boat-park and slipway, Inner Harbour, Bridge Road, Douglas; the Department’s Conservation Officer should be consulted hereon, and the recommendations arising therefrom must form the subject of amended details which must be submitted to and approved by the Planning Committee prior to the commencement of any works.
C 3. Subject to condition (2) above, this approval relates to the submitted drawings which are date-stamped 26th August 2005.
