28 July 2005 · Delegated
5, Links Close, Peel, Isle Of Man, IM5 1dg
The application sought permission to erect a conservatory to the rear elevation of a detached dwelling at 5 Links Close, Peel. A previous permission had been granted in 2001 for a similarly sized conservatory (3.1m x 3.1m) to the side of the house, though that approval had not been implemented and was close to expiry. The officer considered the current rear conservatory proposal on its own merits and found it acceptable. The key planning issues were whether the extension would be in keeping with the character of the house and whether it would cause any overlooking or amenity harm to neighbouring properties. The officer concluded that the conservatory was small enough to avoid any of these concerns and granted permission under delegated authority.
The conservatory was approved because its small scale meant it would not appear out of keeping with the host dwelling and would not cause unacceptable overlooking of neighbouring properties or harm to the wider area. The officer was satisfied the proposal was reasonable even taking into account the earlier unimplemented permission for a side conservatory.
