Officer's Report
The site lies on the south eastern side of the Balnahowe Road which links Port Erin with Cregneash and represents part of the curtilage of Shenvalley Farm whose buildings lie to the north west of this site. Planning permission has recently been refused for the erection of a garage/storage shed to the rear of existing buildings (PAs 05/1730 and 05/0084).
Planning permission was granted for the conversion of this agricultural building to a dwelling under PA 04/0394 having previously been a dwelling and converted to an agricultural building under 97/1374 through the removal of the internal walls. The conversion to the dwelling involved the raising of the roofline and the rebuilding to a larger footprint of the side annex.
Now proposed is a modest rear extension in a traditional and attractive form. The external finish is to be render to match the house. There will be no alterations to the access as noted by PSM Commissioners.
The concerns of the IOMWA have now been addressed.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the alterations and extensions shown in drawings 1091/01, 1261/4/P01 and #P02 all received on 3rd June, 2005.
C 3. The external finishes of the extension must match those of the existing building in all respects.
N 1. The applicant should liaise with the Isle of Man Water Authority when undertaking any excavations to ensure that the existing water main which crosses the site is adequately protected from possible damage whilst works are undertaken on the site.
N 2. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
