Officer's Report
The site represents a vacant piece of land situated on the lower promenade (Shore Road) in Port Erin. The site has been the subject of previous applications including 04/2579 which proposed an
amendment to the approved scheme (PA 03/0726) for the erection of a pair of semi-detached houses. The later application was refused as the building would be larger and less sympathetic in appearance.
The site is designated as Tourism/Residential on the Port Erin Plan adopted by Tynwald in 1990.
This latest application proposes to respond to the criticisms of the last scheme. The proposed houses no longer have larger windows in the upper floors and the whole building is lower, in line with the height of the property to the north. This has not generated objections from the Balmoral Hotel to the east as the last application did.
There is still an objection from the DoT as last time, on account of the single parking space provision for each property. The approval granted under PA 03/0726 provided two spaces either side of the buildings in tandem form. There is less parking, but it could be argued that as the two spaces were in tandem form, their usage may well be reduced to one alongside the building and the other off site somewhere. Few of the properties in this row have on site parking although there is space opposite the site where parking could take place. Covered parking will be more visually acceptable than parking alongside.

C 2. This approval relates to the erection of a pair of semi-detached houses as shown in drawings reference 891/01T and 891/11D and the location plan all received on 8th June, 2005.
N 1. For single connections to a water main (i.e. a single dwelling) the applicant should contact Isle of Man Water Authority Customer Services, telephone 695949.
N 2. The Fire Prevention Officer recommends that the means of escape from the upper floor bedrooms is unsafe. Further discussion with the Fire Safety Department is recommended in this respect.
