Officer's Report
The application seeks approval for the creation of a workshop with associated facilities for the disabled within an existing building in the grounds of Ballamona Hospital, Braddan.
There are no objections to the planning application. I consider the proposal to be a beneficial development that should be encouraged. Accordingly, I recommend that the planning application be approved.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to drawing no.s 01, 02 and 03 date stamped the 24th June 2005.
C 3. The workshop must be connected to the foul and surface water sewers in a manner acceptable to the Department of Transport Drainage Division.
C 4. There must be no discharge of surface water (including that from roofs and paved areas) from the development to any foul drainage system(s).
N 1. With regards to condition no. 3 the applicant is advised that the Department of Transport Drainage Division will require connections to be made on terms and conditions agreed with them prior to the commencement of any works. All drainage works will need to conform to the requirements of the Department of Transport Drainage Division’s “Manx Sewers of Adoption” and all necessary inspections/surveys [including CCTV] will be carried out at the applicant’s expense. A communication fee will be payable to the Department of Transport in respect of this drainage connection.
N 2. For a change in the water supply to a premises (domestic or commercial) the applicant should contact the Isle of Man Water Authority Byelaws Inspector (Les Quayle), telephone 695957.
