In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

which was considered on 23 August 2005, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to drawing no.s 01, 02 and 03 date stamped the 24th June 2005.
- The workshop must be connected to the foul and surface water sewers in a manner acceptable to the Department of Transport Drainage Division.
- There must be no discharge of surface water (including that from roofs and paved areas) from the development to any foul drainage system(s).
NOTE With regards to condition no. 3 the applicant is advised that the Department of Transport Drainage Division will require connections to be made on terms and conditions agreed with them prior to the commencement of any works. All drainage works will need to conform to the requirements of the Department of Transport Drainage Division's "Manx Sewers of Adoption" and all necessary inspections/surveys [including CCTV] will be carried out at the applicant's expense. A communication fee will be payable to the Department of Transport in respect of this drainage connection.
NOTE For a change in the water supply to a premises (domestic or commercial) the applicant should contact the Isle of Man Water Authority Byelaws Inspector (Les Quayle), telephone 695957.
NOTE The applicant is recommended to consult the Fire Safety Department to discuss fire precautions.
NOTE The Disability Access Office is available for any information needed to make this building fully accessible for all disabilities.
This decision was made by the Director of Planning in accordance with powers delegated to him under Paragraph 2 (6) (b) of the Isle of Man Planning Scheme (Development Plan) Order 1982.
Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.
Note 2: No works may be commenced until such time as -
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.
