19 September 2005 · Committee
2, Victoria Terrace, Glen Road, Laxey, Isle Of Man, IM4 7aw
Permission was sought to erect a sun room extension to the rear of 2 Victoria Terrace, Laxey, replacing existing outbuildings. The property is a mid-terraced dwelling situated close to a river. Although the officer report noted the extension was relatively minor in scale and that its impact on neighbouring properties was considered acceptable, the proposal was refused. The critical problem was that the extension would be partially built on the riverside retaining wall, raising serious concerns about river maintenance access and the long-term structural stability of that wall. The Planning Committee refused the application on 19 September 2005, in line with the officer's recommendation, on the grounds that the development would unacceptably prejudice both the maintenance of the adjacent watercourse and the integrity of the retaining wall.
The Planning Committee refused the application because the proposed sun room extension would be partially built on the riverside retaining wall. This was judged to unacceptably prejudice both the future maintenance of the adjacent river and the structural integrity of the retaining wall itself.
