This application utilises the existing foot-print.
The overall design will be balanced with a small first floor extension to the South East corner. This will follow the line of the existing ground floor lean-to structure (see photo No. 4) and will match the existing first floor on the opposite wing (see photo No. 1), thereby creating a balanced ‘U’ shape.
In place of the existing Buttresses (see photo No. 10) and to provide a structural solution to support the existing stone-wall, an extension to the living area is proposed.
All existing walls will be utilised as far as possible and all external openings will generally remain as existing.
As a deviance from the existing approved planning application (04/0624/B), the ground floor dining room extension to the South east corner will not be required.
As a deviance from the existing approved planning application (04/0624/B), the widening of the entire South Wing will not be required. Other than local widening to replace the buttresses (see 3 above).
As a deviance from the existing approved planning application (04/0624/B), the addition of a second floor extension to the entire South Wing will not be required. Other than 2 above.
Items 6 and 7 above will greatly reduce the floor area and elevational mass and will enable the existing ridge-line to remain as existing – this will be offset with the use of glass on the South Elevation.
The existing fair-face blockwork stable block (see photos No. 6 & 8) will largely remain, but to be rendered and modified to have steeper pitch to match the rest of the buildings. It will incorporate a triple garage and games room – re-configured from application 04/0624/B.
One feature period balcony to be incorporated.
New vehicle gateways will be incorporated.
Existing cottage (see photos No. 5 & 7) to be refurbished as per 04/0624/B.
